Buying a new home is a big decision and we understand the process can be overwhelming. The more you understand the phases of your home's construction journey, the more you can sit back, enjoy the experience, and get excited for closing day! The Providence Group team is here to set expectations and answer all your questions along the way. Explore what typically happens during our building process.

Pre-Construction

 As we prepare to start construction, we are working with architects to complete lot specific building plans with structural options selected at time of purchase.  In addition, we are working with surveyors and other trades to prepare information required to submit for the construction permit with the municipality.

Pre-Construction

Construction Start – Stage 1

During this stage of construction, we are ordering utility locates, power meter, roof trusses & beams, floor trusses, framing material, windows & exterior doors in addition to completing the below benchmarks.  

  • Stake House
  • Install Temporary Construction Drive
  • Install Erosion Contral/Silt Fence
  • Set Temporary Power Pole
  • Temporary Power Pole Inspection 
Construction Start – Stage 1

Foundation – Stage 2

During this stage of construction, we are preparing and pouring the home’s foundation while completing the below benchmarks.  The Pre-Construction Home Orientation will be completed with the Project Manager.

Foundation – Stage 2

Frame – Stage 3

During this stage of construction, we are measuring the home for stairs and cabinets, reviewing interior home selections, and completing the Home Orientation Frame Walk, in addition to the below listed benchmarks.

  • Receive First Floor Frame Package 
  • Framing Start
  • Receive Floor Trusses 
  • Receive Second Floor Frame Package
  • Receive Roof Trusses 
  • Receive Fill-in Material Order
  • Municipality Inspection
  • Install House Wrap
  • Install Roofing 
  • Receive and Install Stairs
  • Receive and Install Windows & Exterior Doors
  • Receive and Install Siding
  • Municipality Inspection
Frame – Stage 3

Mechanicals – Stage 4

During this stage of construction, we are measuring the home for stairs and cabinets, reviewing interior home selections, ordering interior doors/trim material/flooring tile, and completing the Pre-Drywall Home, in addition to the below listed benchmarks.  At this stage you will coordinate with the Community Sales Manager to schedule a desired third-party home inspection.  Inspection will need to be completed prior to the Pre-Drywall Home Orientation.  Inspector’s credentials must be provided to Community Sales Manager prior to scheduling.

Mechanicals – Stage 4

Drywall – Stage 5

During this stage of construction, we are ordering light fixtures, tile backsplashes, in addition to the below benchmarks.

  • Install Insulation

  • Install Drywall
  • Drywall Inspection
Drywall – Stage 5

Flatwork & Cabinets – Stage 6

During this stage of construction, we are ordering custom closets, interior trim, measuring countertops, landscape materials, in addition to completing the below listed benchmarks. 

  • Interior Paint Prime
  • Receive & Install Cabinets
  • Final Grade/Cut Driveway
  • Form Flatwork (Driveway/Patio/Footings/Sidewalk)
  • Flatwork Inspection
  • Pour Flatwork
  • Install Gutters/Rear Deck/Required Railing
Flatwork & Cabinets – Stage 6

Trim – Stage 7

During this stage of construction, we are completing the below benchmarks. 

  • Receive & Install Interior Trim
  • Receive & Install Interior Doors
  • Install Fireplace Mantel
  • Install Garage Door
Trim – Stage 7

Mechanical Trims & Interior Finishes – Stage 8

 During this stage of construction, we are measuring shelving, mirrors, in addition to completing the below benchmarks.

  • Install Floor Tile
  • Install Landscaping
  • Paint Interior Walls/Trim
  • Install Fireplace Surround
  • Install Kitchen Countertops
  • Install Vanity Tops
  • Install Tile Backsplash
  • HVAC Final Trim Out
  • Receive & Install Electrical Trim and Light Fixtures
  • Receive & Install Plumbing Fixtures
  • Receive & Install Low Voltage
Mechanical Trims & Interior Finishes – Stage 8

Appliances & Specialties – Stage 9

During this stage of construction, we will complete the below benchmarks.    In addition, you will coordinate with the Community Sales Manager to schedule a desired third-party home inspection.  Inspections need to be completed prior to the Home Orientation & Walk Through.

  • Install Mirrors/Shelving/Shower Doors
  • Install Elevator (If Applicable)
  • Install Attic Insulation 
  • Install LVP/Hardwood Flooring
  • Receive & Install Shoe Molding
  • Elevator Inspection
  • Second Plumbing Trim
  • Install Carpet
  • Energy Test
  • Final Interior Paint
  • Home Orientation & Walk Through
Appliances & Specialties – Stage 9

Complete – Stage 10

During this stage of construction, we will complete the below benchmarks.

  • Install Fence (If Applicable)
  • Install Blinds (If Applicable)
  • Final Inspections for Certificate of Occupancy
  • Home Orientation Sign Off
Complete – Stage 10
