Agency Policy
The Buyer’s Broker/Agent must actively represent the Client/Buyer and introduce their client to TPG by one of the following to receive a 3% selling broker commission:
- The Buyer’s Broker/Agent must accompany their Client/Buyer on their first visit to the community.
- Buyer’s Broker/Agent must register their Client/Buyer by calling the community or communication with IHC to schedule an appointment, prior to their first visit.
- The Buyer’s Broker/Agent must be registered by their Client/Buyer on the registration card completed by Client/Buyer upon their first visit to the community.
In the event one of the below occurs, Buyer’s Broker/Agent to receive a 1% selling broker commission:
- Client/Buyer has previously visited or registered in the community without a Buyer’s Broker.
- Client/Buyer has registered previously the community with representation from another Buyer’s Broker/Agent more than 30 days ago.
Commissions will not be paid to Buyer’s Broker/Agent if the following have occurred:
- Client/Buyer has registered previously the community with representation from another Buyer’s Broker/Agent less than 30 days ago.
- Client/Buyer is currently under contract the community to purchase a home without representation of Buyer’s Broker.
Additional items to note:
- Buyer Broker cooperation commission amounts and terms may be subject to change at Seller’s discretion.
- Registration of a Client/Buyer is only valid in the community of purchase.
- Buyer’s Broker/Agent must have a valid GA real estate license at time of purchase to be eligible to receive a commission.
- Buyer’s Broker/Agent registrations are only valid for 30 days from registration date. We understand timing may change for your client and are happy to accommodate an extension of this timeframe upon request.
- Buyer’s Broker/Agent commissions are paid on the purchase price at time of purchase. In the event the purchase price is reduced prior to closing the commission will be paid on the reduced amount. In the event the purchase price is increased prior to closing the commission will not be paid on the increased amount.
- Buyer’s Broker/Agent commission contributions must be requested no later than 30 days prior to close date. The seller will not process this request if made less than 30 days prior to close date.
